PLEASE REMEMBER
TO MAKE YOUR ASSESSMENT CHECKS PAYABLE TO:
LEFFINGWELL
CREEK HOMEOWNERS ASSOCIATION (and not to the accounting or management firms or anyone else even though you are mailing the
checks to the accounting firm at 4725 E. Anaheim St., Long Beach, CA 90804.) Still, the check is made payable
to LEFFINGWELL CREEK HOMEOWNERS ASSOCIATION.
Also, Bank Bill Pay IS
acceptable, but Bank Electronic Fund Transfer (EFT) is NOT ACCEPTABLE, as our system will not handle it so please make sure
with your bank which system they are using. If you want us to write a note to your bank to this effect, please let us know
and we will be happy to help.
Our administrative procedures for 2012 at Leffingwell
Creek are as follows:
You are a self-governing homeowners association.
The association is adminstered by an elected Board of Directors and any committees they appoint.
Assisting with administration are those handling
financial reporting and management consulting. Your association also retains vendors who do workin the common area.
Financial Reporting for our association is handled
by the bookkeeping firm of L. E. Jacobson and Company, Inc.. You receive monthly billings and any related financial notices
from that firm. Any assessment payments are to be made payable to the order of Leffingwell Creek Homeowners
Association in care of L. E. Jacobson and Company, 4725 E. Anaheim
St., Long Beach, CA 90804-3123.
Should you have any questions about your account
or other association matters do not hesitate to call L. E. Jacobson and Company, at 562-597-3390, and such matters will be
addressed to the appropriate person for handling.
For
any life threatening emergencies, please call 911.
For
law enforcement, because Leffingwell Creek is located in the unincorporated section of Los
Angeles County known as “South Whittier”, please call the Norwalk Sheriff Station at 562-863-8711.
For
plumbing or electrical maintenance emergencies, whether occurring daytime, after hours or weekends, please call John Hodruff
who is your neighbor in South Whittier and is licensed for these projects. John’s number is 562-773-1911.
Management consulting is done by Marjorie S. Campbell,
a Certified Property Manager, and pioneer in the condominium management industry; and Robert
Campbell, BA, JD, CMCA, a Certified Manager of
Common Interest Developments (CIDs).
If
you cannot reach John and/or for any other maintenance emergencies occurring after 5pm weekdays or on weekends, homeowners
may call Marjorie or Robert at (562) 434-9867. Appropriate local vendors will be dispatched where the
emergency appears to be the responsibility of or impact the common area.
If the call appears to concern a unit-to-unit
problem or a problem caused from within a unit, please be aware that charges occurring from solving the problem are likely
to be charged back to the responsible unit owner(s), depending on the facts of the incident as confirmed by an expert.
Because of
the need for access to units in case of maintenance emergencies and for other reasons, please complete the Emergency
Contact Information Form, below, and return it to the following special mailing address, Leffingwell
Creek Homeowners Association, 5318 E. 2nd St. #262, Long Beach, CA 90803, or to the Jacobson address above, or
to your association’s new email address: leffingwellsaranac@gmail.com
Your response will be kept as privileged information
and used only for emergency purposes by your association’s administration.
The Board of Directors of your association
meets on the third Thursday of every month at the pool area at 7:30 p.m. in Open Session and you are welcome to and encouraged
to attend those meetings.
